New Delhi, Jul 8 (PTI) Moving ahead with its plan to develop land under its Transit Oriented Development (TOD) policy, the DDA has started the process to invite developer entities, officials said on Wednesday.
Under the TOD policy, a 500-metre stretch on either side of metro corridors and 500 metre radius of rapid rail stations have been identified for planned development.
This would open up an area of 207 square kilometres of area where mixed land use areas, office spaces, guest house and studio apartments can be developed, according to the DDA.
“To effectively implement the revised TOD policy framed under the guidance of LG Taranjit Singh Sandhu, the Delhi Development Authority (DDA) has opened the application process for developer entity (DE) intending to develop their land under TOD Policy through the online building permit system,” a statement said.
According to officials, the DE shall have to first apply through OBPS of DDA for sanctioning of TOD plots by the TOD committee.
“Any person or developer entity requiring to develop their land shall be required to apply for approvals along with the charges at one point only, without requiring to separately approach any of the service providing agencies such as Municipal Corporation of Delhi, Delhi Jal Board, Delhi Fire Service etc,” the DDA in a statement further said.
“Thereafter, building plans for the TOD projects sanctioned by the TOD committee are to be submitted for approval of DDA through the OBPS,” the statement further said.
The policy enhances ease of doing business by prescribing simplified single window clearance of projects through TOD committee under DDA vice chairman.
Under the policy, 500 metre on either side of metro corridors and 500 metre radius of rapid rail station, primarily for provisioning of affordable housing through planned development and redevelopment, is part of the TOD.
“Policy provides flexibility and allows for TOD development along the operational as well as proposed metro corridors, railway stations etc. This will allow development to commensurate with the construction of the new metro corridors also,” the statement added.
