Kolkata, Jul 14 (PTI) Home registrations in the Kolkata Metropolitan Area (KMA) declined 14 per cent year-on-year to 26,207 units during the first half of 2026, with the residential market witnessing a temporary slowdown during the West Bengal assembly election period, according to real estate consultant Knight Frank India.
The report said 3,669 apartments were registered in June, also down 14 per cent from the corresponding month last year, and 21 per cent lower than May.
Knight Frank attributed the moderation in registrations to cautious market activity during the election period, coupled with the high base of H1 2025 when registrations had surged 43 per cent to 30,582 units. Despite the decline, transaction volumes remained healthy by historical standards, it said.
“Residential registrations in Kolkata moderated during H1 2026 after the exceptionally strong performance recorded in the corresponding period last year. While the market was impacted by a high base and a temporary slowdown in activity around the state election cycle, transaction volumes remained healthy by long-term standards as underlying end-user demand remains resilient,” Knight Frank India Chairman and MD Shishir Baijal said.
The report highlighted a continued shift in buyer preference towards larger homes.
Apartments measuring 501-1,000 sq ft accounted for 58 per cent of registrations in June, up from 42 per cent a year ago, while homes larger than 1,000 sq ft recorded a 112 per cent increase in registrations year-on-year. During H1 2026, the 501-1,000 sq ft category also accounted for 58 per cent of all registrations.
North Kolkata remained the largest contributor to apartment registrations in June with a 37 per cent share, followed closely by South Kolkata at 36 per cent. PTI BSM RBT
